SCHEDULE OF RESTRICTIONS – SCHEDULE “A”
STATUTORY BUILDING SCHEME

  1. All building plans, specifications, and grades must be approved by Copper Coast Developments Ltd. Or such person of firm designated by Copper Coast Developments Ltd. From time to time prior to commencement of construction.

  2. There shall no be erected or maintained on any of the lots any single-family detached dwelling house which does not conform to the National Housing Act building Codes and Village of Port Alice building by-laws and regulations prevailing at the time of erection such dwelling house.

  3. All construction must be completed within three (3) years of the written date of the lot purchase contract.

  4. A driveway as allowed herein must be completed within three (3) years of the written date of the lot purchase contract.

  5. There shall not be erected on any of the said lots any dwelling house, garage or other outbuilding unless:


    1. Such building is constructed and erected on the site of such lot; and
    2. Such building shall not have been previously occupied or used on any other parcel of land.

  6. No poultry, sheep, cattle, swine or other livestock shall be kept on the lots.

  7. Copper Coast Developments Ltd. Or their designated alternate shall be designated as the approving authority for all building plans as outlined herein, until 24 months have elapsed from the time if the development of the last residential lot in Copper Coast Developments Ltd. development.

  8. There shall no be erected on any of the lots and dwelling or building which does not include a metal charcoal grey roof.

  9. There shall not be erected of maintained on any of the lots any dwelling or building that has an exterior color other then a neutral color or earth tone approved by the developer.

  10. Parking of vehicles – At no time will the following be permitted to be stored or parked on any of the driveways, roadways, or other areas in the development which are visible from the access streets leading to the development, for greater than a two (2) week period:


    1. Recreational vehicles; or
    2. Commercial vehicles weighing over on (1) ton.
